What you get
- A free page at a permanent address that you can share.
- Your photos, description and nightly rate in place of our basic summary.
- Direct bookings. Add your booking widget or link and guests book with you, so you skip Airbnb's 15.5% fee and pay only card processing (about 3%). No commission on the free plan.
- Booking requests from guests who found you through our event and neighborhood guides and would rather book you direct. We forward each one to you.
The math on a direct booking
Price your direct rate 5 to 10% under Airbnb and you still keep more per booking than you do on Airbnb, while your guest pays less. Here is a 3-night stay at $200 a night plus a $100 cleaning fee:

The Direct-rate promise
When you claim your page you can make the Direct-rate promise: your direct rate here is at or below your Airbnb and VRBO price for the same dates. Only listings with the promise say "lower than Airbnb" to guests. You are responsible for keeping it true, and we remove the promise if a guest reports a higher direct rate and it checks out.
How claiming works
- Send the form with a link to your listing.
- We confirm you are the host, usually by a message through the platform you list on.
- Send us your photos, description, rate and booking link. We set up the page for you, usually within two days.

What does it cost?
Claiming and keeping your page is free. Paid extras such as featured placement on event pages will come later and will always be optional and labeled.
Who takes the payment when a guest books?
You do. Guests book through your own booking tool (Hospitable, OwnerRez or any system with a booking widget or link), and you are the merchant. Key & Porch never takes payment for a stay.
Why is my place already listed?
We list every short-term rental we can find so guests can compare the whole area. Unclaimed pages show only basic facts, a link to your listing on Airbnb or VRBO, and our own short description. We never copy your photos or text.
Can I have my page removed?
Yes. Use the form below or email us and we will take it down.
